Foreign nationals and their families who purchase property in Turkey are eligible for a short-term residence permit of up to 2 years under Article 31, Paragraph 1(b) of Law No. 6458 on Foreigners and International Protection.
As of April 2022, the Directorate of Immigration Authority introduced regulations for real estate-related residence permits, requiring a valuation report to be submitted. The report had to confirm a minimum property value of $75,000 in metropolitan cities and $75,000 in metropolitan cities and $50,000 in non-metropolitan cities.
In October 2023, the Directorate updated its policy, setting a new minimum property value requirement of 200,000 for all provinces, regardless of whether they are metropolitan or non−metropolitan. For properties purchasedbyforeignersafterOctober16,2023, the value listed on the title deed must meet or exceed $200,000 for all provinces, regardless of whether they are metropolitan or non−metropolitan. For properties purchased by foreigners after October 16, 2023, the value listed on the title deed must meet or exceed $200,000. When you purchase a Turkish property, you get a title deed. After that, you make an appointment with the Directorate General of Immigration management. You and your family are called for an interview at the immigration dept where you submit the required documents.
