What is a Real Estate Residence Permit?

Foreign nationals and their families who purchase property in Turkey are eligible for a short-term residence permit of up to 2 years under Article 31, Paragraph 1(b) of Law No. 6458 on Foreigners and International Protection.

As of April 2022, the Directorate of Immigration Authority introduced regulations for real estate-related residence permits, requiring a valuation report to be submitted. The report had to confirm a minimum property value of $75,000 in metropolitan cities and $75,000 in metropolitan cities and $50,000 in non-metropolitan cities.

In October 2023, the Directorate updated its policy, setting a new minimum property value requirement of 200,000 for all provinces, regardless of whether they are metropolitan or non−metropolitan. For properties purchasedbyforeignersafterOctober16,2023, the value listed on the title deed must meet or exceed $200,000 for all provinces, regardless of whether they are metropolitan or nonmetropolitan. For properties purchased by foreigners after October 16, 2023, the value listed on the title deed must meet or exceed $200,000. The updated policy outlines the following criteria based on the acquisition date of the property:

  • For properties purchased before April 26, 2022, no specific value is required.
  • For properties purchased between April 26, 2022, and October 17, 2023, the minimum values are 75,000inmetropolitancitiesand75,000inmetropolitancitiesand50,000 in non-metropolitan cities.
  • For properties purchased on or after October 17, 2023, a minimum value of $200,000 is required, applicable to all cities.

Key Considerations When Applying for a First-Time Real Estate Residence Permit

  • The property in question must be residential.
  • For properties purchased between April 2022 and October 2023, the valuation must meet the $75,000 (metropolitan) or $75,000 (metropolitan) or $50,000 (non-metropolitan) thresholds.
  • For properties purchased after October 16, 2023, the sale price on the title deed must be at least $200,000.
  • A Property Valuation Report must be submitted with the application.
  • Family members must be included in the title deed under shared or joint ownership.
  • If applicable, the property’s identification number must be included in the application file.
  • The foreign applicant must reside at the property address; renting out the property is not permitted.
